Character Homes Deserve Careful Testing
Mission has some of the valley's most storied housing: early-1900s character homes near the downtown slope, postwar and mid-century houses through the central neighbourhoods, and decades of hillside construction with views across the Fraser. Most of it predates 1990, which means renovations and demolitions here trigger WorkSafeBC's hazardous-materials requirements more often than almost anywhere in the region — and older homes carry more layers of suspect material than newer stock: plaster, multiple flooring generations, boiler and duct insulation, texture coats added in later renovations.
We test independently — no removal services, no inflated findings — with documented sampling, accredited BC lab analysis, and reports accepted by WorkSafeBC, the District of Mission's permitting process, contractors, and buyers.

Common Mission Scenarios
- Character-home renovation: a pre-renovation survey that samples every era of material your project touches — the 1935 plaster and the 1978 rec-room ceiling both get answered.
- Hillside teardown or rebuild: a full pre-demolition survey keeps the District's permit process and your excavation schedule aligned.
- Buying with subjects: rush testing of ceiling texture or attic vermiculite inside a one-week condition period is routine for us.
- Rural and recreational properties: cabins, shops and outbuildings around Hatzic, Steelhead, Silverdale and Stave Falls surveyed before repair, demolition or sale.
Mission Asbestos Testing FAQs
Do you serve all of Mission, including rural areas?
Yes — from the downtown core and hillside neighbourhoods to Hatzic, Silverdale, Steelhead and Stave Falls, with no travel charges within Mission.
Our Mission home is a 1930s character house. Is testing different?
Character homes add materials newer stock doesn’t have: original plaster systems, multiple generations of flooring, old duct and boiler insulation, and layers of renovation from every decade since. Surveys sample each distinct layer, because a 1970s reno inside a 1930s house is two eras of suspect materials, not one.
What does testing cost in Mission?
The same as everywhere in our service area: single materials from about $100–$150, pre-renovation surveys typically $350–$600, pre-demolition surveys $600–$1,000. Firm quotes up front.
How fast are results?
Sampling within one to two business days in Mission, accredited lab results 24–48 hours after that, rush service available.
